Astor & Rowe is a New York City real estate development firm focused on the middle market—the space where institutional discipline meets deals too small for the larger firms and too complex for local operators.
We acquire, reposition, and develop residential assets across Manhattan and Brooklyn's highest-barrier submarkets, executing three complementary strategies: office-to-residential conversions under New York's 467-m tax abatement program, ground-up multifamily development, and value-add acquisitions of free-market apartment assets.
SAFETY.
We operate in a city facing a generational housing shortage, with rental vacancy at its lowest level since 1968. Against that backdrop, we source clean-paper, off-market opportunities—often generational, single-owner buildings—and underwrite them with institutional-grade rigor, building in a margin of safety before a single dollar of upside is assumed.
Our approach is grounded in the belief that stable, high-quality housing is the foundation of a resilient city. Every conversion we complete is permanently mixed-income by statute, sharing one entrance and one community across market-rate and affordable homes—housing for the teachers, nurses, and service workers who keep New York running.
Astor & Rowe is led by co-founders Gabe Randall and Alex Rabin, who's combined 30-plus years in New York real estate span nearly $4 billion in projects and more than $800 million in sponsored capital. Gabe leads development, design, and construction, drawing on senior roles at iStar, DDG, and B2K Development, and teaches building adaptation and reuse at Columbia GSAPP. Alex leads acquisitions and capital markets, having previously scaled a NYC value-add multifamily platform to roughly $700 million across 80-plus acquisitions.
